PLANS IN FOR LARGE WEST YORKSHIRE UNIT

Plans have been lodged for a large warehouse unit at a development in West Yorkshire following the announcement earlier this year that a tenant had been secured for the facility.

Newmarket Lane Ltd, a joint venture between property developers HBD and Yorkcourt, has submitted an application to Wakefield Council for a new unit at Wakefield Hub.

It was announced in March 2021 that an unnamed German pharmaceutical company had agreed a deal to occupy the unit.

Full planning permission is sought for a 265,000 sq ft unit, featuring about 247,000 sq ft of warehouse space together with offices.

The plans also include HGV parking, docks, and car and cycle parking spaces.

It has been estimated that the new units would support the creation of 324 direct jobs once operational, and generate £20.1m of additional gross value for the region.

A planning statement submitted as part of the application said: "The development will deliver very significant socio-economic benefits in line with and supportive of the Core Strategy's economic aims for the borough, and particularly in respect of the need for logistics space within the M62 corridor at a time of severe economic challenge when government policy is to seek to Level-Up locations that have suffered deprivation such as Wakefield which falls within the top tier of the Levelling-Up Agenda."

The application has been supported by Gateley Legal and Ashton Smith Associates.
